Terms and Conditions
This Guest Agreement is made by and between Mountain Real Estate Company Rentals (Manager representing homeowner) and Guest. The parties hereby agree as follows:
Payment Policy: Tax is not included in nightly rates. We require a deposit a 50% deposit of the rental rate when making your reservation. Remaining balance is due 30 days prior to your arrival. Prices are guaranteed after deposit is received. For reservations made within 30 days of arrival, full payment is due at the time of the reservation.
Cancelation Policy: Payments are refundable less a Cancelation Fee of 20% of the paid rental rate if notice of cancelation is received at least 30 days prior to arrival date. Payments are non-refundable for cancelations received within 30 days of arrival date unless property is rebooked for the same dates. In the event of a no show there is no refund.
Term of the Stay: The stay begins at 4:00 PM on the “Check-in Date” and ends at 10:00 AM on the “Check-out Date”. Early check-ins and late check-outs are not permitted unless otherwise pre-authorized by Manager. A late check-out is available upon Manager approval and is subject to a late check-out fee. Please contact Manager 1 hour prior to departure.
Maximum Occupancy: By state law, occupancy may not exceed what is posted for each property. Maximum occupancy includes infants and children. Additionally, an extra person fee may apply and will be outlined in reservation quote provided to Guest. People other than those in the Guest’s party may not stay overnight. Any person in the property is the sole responsibility of Guest.
Disturbances: Common Courtesy Hours are between 10:00 PM and 8:00 AM 7 days a week, during which time excessive noise or other disturbances are strictly prohibited.
Accident, Injury and Personal Belongings: Owners and Managers are not responsible for any accidents, injuries or illness that occur while on the premises or its facilities. The Managers are not responsible for the loss of personal belongings or valuables of the Guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
Insurance and Damages: Non-refundable Accidental Rental Damage Protection is required to cover damages to property caused by Guest. Guest agrees to pay for all damages that are not covered by Accidental Rental Damage Protection. A copy of the Rental Damage Protection Policy will be provided upon request. Upon check in, guest is to provide a drivers license number as well as credit card information to be used to pay for damages caused by Guest’s party that are not covered by Rental Damage Protection.
Furnishings and Appliances: Keep the property and all furnishings in good order.
Pets: Pets are NOT allowed unless otherwise noted and pre-authorized by Manager via email upon Guest booking.
Smoking: All properties are non-smoking. Smoking is allowed outside only and Guest agrees to properly and safely dispose of all paraphernalia.
Parking: Vehicles are to be parked in designated parking areas only. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
Housekeeping: While linens and bath towels are provided in the unit, daily maid service is not included in rental rate. Daily housekeeping may be purchased by Guest for an additional fee.
Hot Tub (Where Applicable): No children under the age of 12 permitted in hot tubs at any time without adult supervision. Remember, there is a certain health risk associated with using a hot tub. Use at your own risk. Do not stand on the hot tub covers. Leave cover on when not in use.
Fireplace (Where Applicable): Please do not throw any paper or other combustible materials in the fireplace.
Storms: No refunds will be given for storms. We do not refund due to road conditions.
Any breach of Guest Agreement may result in additional fees and/or termination of Guests’ stay without refund.
